Information about the management of residential condominiums

 

Our company offers complete and professional services for the co-owners at reasonable price.  We manage different buildings in Montreal, Laval and north sore.
We offer complete services that are explained below:

 

Services:

    1. We prepare the Annual General meeting of co-owners:
      • We prepare the agenda of the annual general meeting;
      • We send all the appropriate documents for the annual general meeting to the co-owners;
      • We are present at the annual general meeting of co-owners;
      • We write and send the minutes of the annual general meeting to the co-owners;

    In the case of an extraordinary general meeting of the co-owners:

      • We prepare the agenda of the extraordinary general meeting;
      • We send all the appropriate documents for the extraordinary general meeting to the co-owners;
      • We are present at the extraordinary general meeting of co-owners;
      • We write and send the minutes of the extraordinary general meeting to the co-owners;
    1. We establish the annual budget (with a state of unchecked incomes and expenses);
    2. We collect the condo fees;
    3. We do the accounting:
      • We open a new bank account for the co-owners in which both the administrators and the manager need to sign;
      • We do the deposits in the bank account of the co-owners;
      • We manage the co-owners’ bank account;
      • We manage the co-owners’ bank account for the reserve fund;
      • We prepare the required payments for the ;
    4. We take in charge the account of the reserve fund and make recommendations;
    5. We meet the administrators to sign checks to pay the expenditures on a monthly basis;
    6. We read the Condominium Act and make recommendations;
    7. We visit the building frequently;
    8. We negotiate the service contracts;
    9. We forecast the work that needs to be done in the building;
    10. We supervise work while it’s in progress;
    11. We take in charge important documents for the management of the building;
      • We have a monthly meeting with the administrators:
      • We prepare the agenda for the monthly meeting;
      • We write the minutes of the monthly meeting;
      • We present the forecast that we made for a decision by the administrators;
      • We give the administrators a copy of the monthly state of unchecked incomes and expenses;
    12. We update documents for the government (ex: Annual return, Tax report…);
    13. We update the syndicate’s registry;

     

We are also interested in doing a management in collaboration with the administrators if they decided to stay implicated in the management of the building.

 

Contract:

    1. The contract is signed for 1 year and is renewable;
    2. The contract is established at an affordable cost and it represents a monthly amount by condominium, plus taxes;
    3. The fees of Gestion Immobilière SUBEC Inc. are payable the 1st day of each month applicable to the current month;
    4. Some fees are excluded of the contract and can be done with an extra charges:
      • Attorney or notary fees;
      • Fees to collect condo fees;
      • Extraordinary fees for the mail;
      • To prepare a file for Court;
      • To be present at the Court;
      • To manage a claim (ex: fire, water damages…);

    1. We are a familial company and we manage buildings since 1979 and we do management with Gestion Immobilière SUBEC Inc. since 2001;
    2. We are a member of the RGCQ (Regroupement des gestionnaires et copropriétaires du Québec);
    3. We can be reach 24 hours a day and 7 days a week for emergencies;
    4. Our company has an expertise in the construction business that will help your syndicate.  In fact, Mr Réjean Leclerc has built more than 3 500 condominium units and more than 500 000 s.f. of industrial and commercial buildings in the past 30 years;
    5. We have a 1 000 000 $ professional liability insurance;
    6. Mr Réjean Leclerc and Ms Marie-Josée Leclerc both have a general contractor’s license;
    7. Mrs Marie-Josée Leclerc has her bachelor of laws from University of Montreal.
